Let’s Go Property Process

Step 1

Find a property

All our properties are advertised on , Zoopla, Prime Location and our website. Make sure you check for any restrictions that may affect you. Most restrictions are placed by the landlord but some are because a lot of flats have lease restrictions that affect lettings such as no pets etc.

Application

After selecting a property, you will be required to complete an application form. Once we receive your completed application, we will submit it to the landlord for review. A decision is typically made within 48 hours; however, please note that if there are multiple applications, the process may take longer.
When completing the form, ensure all information provided is accurate and truthful. Any incorrect or misleading details could significantly affect your chances of securing the property.

Congratulations, your offer has been accepted.

You will now be asked to pay a holding deposit. This is usually equivalent to one week’s rent, although in some cases it may be slightly higher. Payment of the holding deposit secures the property in your name and ensures that it will not be offered to any other applicant by our company up to and including the agreed start date.

Referencing commence

We will request references from both your employer and your current landlord, so please let them know to expect contact. You will also need to provide identification, bank statements, and payslips. In addition, we will carry out a Right to Rent check and a financial credit check.
Your move-in date can only be confirmed once this process has been successfully completed.

Preparing the Property for Your Move-In

Now that you have successfully completed the referencing process, we will begin preparing the property for your arrival.
This includes ensuring that all required certificates, such as gas and electrical safety certificates, are up to date and that any outstanding maintenance work has been completed.
We will also carry out and compile the inventory. This is an important document that records the condition of the property at the start of your tenancy.
The inventory will be referred to at the end of your tenancy to assess the condition of the property and how it has been maintained during your time there.
